Denver Zoo will be transformed to a wild winter wonderland as guests wander under the canopy of lights throughout themed regions at this year’s Zoo Lights. Families can journey to the North Pole region to visit with Santa, enjoy tasty treats at Ms. Claus’ Sweet Shop and take a spin on the carousel. In this region kids can also take Denver Zoo’s historic train ride, revamped this year with a special theme. Kids can help spot animals from long ago at the Yesterday’s Zoo Train Experience. During the ride they will hear the story of Yesterday’s Zoo, a place where now extinct animals roam, while learning why it’s important to help today’s animals and seeing characters from the book.

Also new this year is the Festival of Lanterns illuminating Denver Zoo’s new award-winning exhibit Toyota Elephant Passage. More than 200 Asian lanterns of various shapes, colors and sizes will shine above the exhibit’s walkways with LED light, while guests can get warm and see elephants, fishing cats and small-clawed otters in the indoor buildings.

At the Sea of Lights, light sculpture displays of seahorses, whales and a gigantic octopus swim throughout this wintery wonderland as waves of holiday lights crash upon the shore.

Also new this year, the Celebration! Pavilion will celebrate cultural traditions from around the world through dance, music and storytelling every evening of the event. Entertainment will include African storytellers and mariachi bands.

The holiday tradition is made complete with 40 brilliantly-illuminated acres of lights, featuring more than 150 animated animal sculptures that swing through trees, jump across lawns, hide in bushes and appear in places where they’re least expected. Numerous Denver Zoo animals also can be seen throughout the experience including polar bears, sea lions, arctic foxes, Komodo dragons, giraffes, hippos and rhinos. Penguins can also be seen at a nightly demonstration.

Denver Real Estate Continues to Improve

“Despite the average price decline in July, we’re seeing overall home values increase here in Denver,” stated Jeffrey Zinsmeister, First Option Lending Branch President. “Year to date average sales price, $276,129, is tracking 8% higher than 2011 figures, $256,843, throughout metro Denver.”

For home buyers, the lack of inventory may mean that it will take a little longer to find their next home. “However, one of the most important aspects to know about today’s market, is that interest rates remain at all-time lows, and people can afford more home now than ever due to the rates and home values,” commented Mr. Zinsmeister. “30 year fixed rates are in the low 3% range.”

Home Sales Continue to Increase

Home Sales Continue to Increase in Denver with Prices Increasing too.

As reported on the latest PR new wire report the Denver housing market continues to  increase with prices following suit.  The report goes on to say:

DENVER, July 17, 2012 /PRNewswire/ — The June RE/MAX National Housing Report shows that the housing recovery is real. On a year-to-year basis, home sales have now risen for twelve straight months and prices have inched higher for the past five months. Of the 53 metro areas included in the survey, 31 report increases in both sales and prices. It appears that the recovery is broad based, occurring in all geographic regions. Increased consumer confidence, historically low mortgage rates and attractive pricing are some of the factors that are drawing buyers and sellers back into the real estate market.  Available homes for sale dropped 5.0% from May and 27.4% from June 2011. This declining inventory has created a seller’s market in many areas with multiple bids and offers occurring frequently. An Average Days on Market of 84 in June is the lowest since August 2010.

Although the housing market has a long way to go to make a full recovery, all signs now show that it’s on the right path and has improved every month so far this year,” said Margaret Kelly, CEO of RE/MAX, LLC. ”This selling season is the best in years, and those who thought that the positive trends would quickly correct have been proven wrong, because many consumers again feel comfortable buying or selling a home.”

Transactions – Year-Over-Year Change

Closed transactions for June increased 2.1% from May and 5.0% from June last year. These figures make June the twelfth month that transactions have been higher than the same month in the previous year and the fifth time transactions have increased over the previous month. Favorable market conditions are attracting both sellers and buyers, as well as investors. Of the 53 metro areas surveyed, 40 saw higher sales than one year ago, with many New England markets leading the way: Fargo, ND +37.1%, Providence, RI +29.5%, Burlington, VT +27.5%, Manchester, NH +27.2%, Augusta, ME +25.2%, and Chicago, IL +22.1%

As one of the handful of locations in the U.S. the Denver Real estate market is getting better..much better in the spring of 2012 than we have seen in literally years!  Does this mean the tough times are gone for good.  We are not sure but it is definitely headed in the right direction…at least for the Denver market.

Fast-Moving Residential Market One of the Hottest in the Nation According to Metrolist

DENVER, CO — July 5, 2012 — The latest data from Metrolist(R), the largest real estate multiple listing service (MLS) serving Colorado real estate agents, show June to be another impressive month for Denver Metro area home sales.

With a 6% increase over last month’s rising numbers, total sales for single family residences in the Denver residential market are now running 20% ahead of the same period last year. According to Metrolist, the provider of REcolorado.com, average days on market (DOM) fell another 8% to 72 days, a full 32 days shorter than June 2011.

According to Kirby Slunaker, President and CEO of Metrolist, the fast-moving market is a function of rising demand and dramatically shrinking inventories.

Denver condos for sale“We’re nearing inventory levels that are about 40% under last year’s available units while sales continue to run well ahead of 2011 figures,” says Mr. Slunaker. “In other words, product that’s priced right and ready to sell is moving quickly. We expect the Denver market to really sizzle this summer.”

The Metrolist report also showed prices in the Denver metro area on the rise. The average sales price for single-family homes rose to $297,597 in June, a 5% jump from May and a 12% increase from last year.

The residential real estate market is rebounding strongly and is poised to grow despite about 4 million home foreclosures that are yet to come, the chief executive of ReMax said Friday.

“You’re going to see an excellent housing recovery,” Margaret Kelly, head of the Denver-based real estate giant, said during a speech to the National Association of Real Estate Editors in Denver. “We are poised beautifully for home values to go up.”

Kelly pointed to the ReMax survey of 53 real estate markets for evidence. In 48 markets housing sales were up annually, and in 46 markets home values increased annually.

She added the recovery looks good when you add low monthly inventories of homes and favorable interest to the sales and pricing figures.

“As we start to see the increase of prices and sales, a lot of people waiting on the sidelines will jump into the market,” Kelly said. “All in all we’re in a recovery and it’s a good recovery.”

About 4 million foreclosures still need to go through the housing market, Kelly said, but consumers are better educated and the industry better prepared to deal with them.

“The four million to go though will not stop the housing recovery,” Kelly said.

The Denver Post reported Wednesday that Colorado faces a potential new wave of foreclosures as banks prepare new filings. Low prices and a recently settled federal lawsuit targeting banks’ foreclosure practices may have prompted lenders to hold back on new filings.

Multi-family real estate also is on the upswing, said Mark Obrinsky, chief economist at the National Multi Housing Council.

“Things are good,” said Obrinsky. “There is a greater propensity to rent today than five years ago, for all age groups.”

He added that there is still a lot of room for growth in multi-family real estate. In the top 50 markets only two-thirds of the market have reached their peak level in rent, he said. When that number is adjusted for inflation it becomes one-fifth.

If you are in the market for a Denver condo the market is prime.  With interest rates for a 30 year fixed mortgage dropping to below 3% it is the best time in YEARS to buy a Denver condo.  The availability in  Denver condo market is tightening up with no new condos on the market anytime soon.

Money magazine spoke to the interest rate in a recent article saying:

Mortgage rates keep plunging: 15-year dips below 3%

NEW YORK (CNNMoney) — Mortgage rates continued to plunge to new lows this week, with interest rates on the 15-year fixed rate mortgage dipping below 3% for the first time on record.

The 30-year fixed mortgage, the most popular mortgage product, fell by 0.03 percentage points to 3.75%, setting yet another record for the fifth week in a row, according to a weekly survey by Freddie Mac. Last year, 30-year loans averaged 4.55%. The new low can save borrowers about $47 a month for every $100,000 borrowed. Over a 30-year term, that comes to $16,756.

Rates on the 15-year fixed mortgage, which is popular among those looking to refinance, fell to 2.97% — the first time it has dropped below 3% since Freddie Mac began tracking the weekly data. Down from 3.74% a year ago, the new 15-year rate would lower borrowing costs to $689 a month for every $100,000 borrowed, a $37 savings compared to last year.
