Denver Condos Sales on the Rise and pricing would seem to be expected follow.

Sales of homes in the Denver area are looking much improved for the spring of 2012 and with the low inventory it would seem pricing would be the next to see improvement.  With Denver condos sales on the Rise many are talking about it and this includes a recent article in the Denver Post which in part reads:

Metro-Denver home sales climbed in April as the spring home-selling season kicked off.

Buyers placed 5,681 homes under contract in April, up 7 percent from March and up 20 percent from April 2011, said independent real estate consultant Gary Bauer.

“It is pretty amazing. Everything is up. Denver is one of the strongest markets out there,” he said.

Bauer’s comments were based on an analysis of data supplied by Metrolist Inc .

The Denver-area housing market has recently heated up in certain price ranges due largely to extremely low inventory prompting bidding wars for some properties.

In April, 10,254 homes were listed for sale, down from roughly 18,000 a year ago.

“With low inventory of homes for sale, homes are selling on average close to the listing price,” Bauer said.

The average price for a single-family home was $298,712, up 5 percent from March, and up 10 percent from April 2011.

The Denver real estate market is loosing inventory fast.  Denver Condo Inventory is a big part of that.  MSN.com reported Denver as the #1 fasted market that real estate inventory is disappearing in at 42% lower than this time last year.

Denver Condos – Market keeps getting better

Denver condo market keeps seeing improvements into the spring.

Denver Condos for saleThe Denver condos and general real estate market keeps seeing improvements into the spring of 2012.  March was a  very good month with buyers taking action like we have not seen for many years.  The good news is that the market is shifting and the inventory is being absorbed.  The bad news is the the inventory is not being replaced in the condo market.  This means that soon…very soon there will be essentially no new condo inventory on the market…only resales or foreclosures.  This will be a major let down for the condo buyer sector that INSISTS on new construction not only for the finish levels and open concept layouts but also for the most current trends in amenities and designs.  Denver Condos for Sale PinnacleThe new construction buyer will have to wait for some time for a new project to come on line with many of the large condominium projects taking many years to get off the ground and years after that to get buyers moved in.

One word describes real estate analyst Gary Bauer’s metro Denver home sales report for March: “up.”

Inventory is up. Activity is up, with more sales and more contracts being written. And prices are up, according to Bauer’s report, released Thursday and based on Metrolist Inc.    multiple-listing data.

“On a percentage change basis, for March’s month-over-month, this is the second best report in all the records that I have going back to 1985,” said Gary Bauer, an independent, Littleton-based real estate broker, Metrolist analyst and board member.

S&P: Denver home prices up from 2011; 1st year-over-year rise in 19 months

For the first time in 19 months, metro Denver posted a year-over-year increase in home prices in January, according to the latest S&P/Case-Shiller Home Prices Index.

It was a small increase, up just 0.2 percent from January 2011, according to the closely-followed report from Standard & Poor’s    . Still, Denver was one of only three cities out the 20 tracked by the report to show a year-over-year price rise.

The average for the 20 cities was a decline of 3.8 percent. The only other cities with year-over-year gains were Detroit (up 1.7 percent) and Phoenix (up 1.3 percent).

Metro Denver’s January gain followed small year-over-year declines of 0.4 percent in December 2011 and 0.2 percent in November 2011.

Before that, year-over-year price declines in the area had ranged from 0.9 percent to 4.1 percent going back to July 2010. (See the table at the end of this article for data on year-over-year price changes in Denver for the last few years.)

As for month-to-month changes, prices in Denver rose 0.7 percent from December 2011 to January 2011, seasonally adjusted, following December’s 0.1 percent increase from November, the Case-Shiller report said.

(Not seasonally adjusted, Denver prices fell 0.6 percent in January from December and were down 0.9 percent in December from November.)

January’s month-to-month average price change for all 20 cities in the report was flat, seasonally adjusted, and down 0.8 percent, not seasonally adjusted.

The prices are for resales of stand-alone single-family homes only, not for new construction or condominiums.

The Case-Shiller report assigns index values to the 20 cities based on current average home prices in relation to what they were in January 2000.

Denver’s index for January was 122.92, meaning that prices were 22.92 percent higher than they were in January 2000. The 20-city average index was 135.46.

The Case-Shiller index is compiled by comparing matched-price pairs for thousands of single-family homes in each market. Standard & Poor’s and Fiserv Inc.    publish it.

Case-Shiller is one of several popular measures of home prices, using different methodologies, covering different housing types and geographical areas, and giving somewhat different results.

A report March 8 from CoreLogic said home prices, including distressed sales, in the Denver-Aurora-Broomfield area were up 1.1 percent in January from the same month a year earlier, following a 0.1 percent year-over-year rise in December.

  • May 2011: Down 3.3 percent.
  • April 2011: Down 4.1 percent.
  • March 2011: Down 3.8 percent.
  • February 2011: Down 2.6 percent.
  • January 2011: Down 2.3 percent.
  • December 2010: Down 2.4 percent.
  • November 2010: Down 2.5 percent.
  • October 2010: Down 1.8 percent.
  • September 2010: Down 1.6 percent.
  • August 2010: Down 1.2 percent.
  • July 2010: Down 0.1 percent.

Each month from October 2009 through June 2010, the Case-Shiller report showed year-over-year increases in Denver-area home prices. That ended in July 2010.

Before October 2009, Denver saw 36 straight months of year-over-year price declines, peaking at a 5.7 percent drop in February 2009 from the year before.

The sales pace at Pinnacle Condos in Denver is back on track.  Much like the sales pace we saw at the beginning of the project.  We are seeing many buyers get off the proverbial fence and make their move with the inventory supply waning in the Denver market.  They know if they want to own Denver real estate especially a new condo in Denver they need to move now or be stuck waiting for a developer to start another condo project downtown which could be years.

The metro Denver housing market took another step toward recovery in February with sales up and inventory levels down.

Unsold homes on the market dropped sharply, with the current inventory at 10,086, a drop of 41.9 percent from February 2011.

The Denver Real Estate market seems to be on the upswing.  Not only are month over month and year over year numbers up –  the available inventory on the market is down…WAY DOWN.

February’s inventory of unsold homes was 10,086, down 3 percent from January and down a whopping 42 percent from February 2011’s 17,358.
